A 102,500 SF Tractor Supply and Aldi anchored shopping center was 100% leased at the time of sale and had been substantially upgraded prior to lease up. At the time, cap rates were falling, commercial loan interest rates were at 40-year lows, and investors were aggressively seeking income producing properties. The sale was targeted to regional and national retail portfolio investors, and subsequently sold to a private REIT in NJ for $10,600,000 with an 8% cap on current income.

Landmark represented Gold Crust Baking Co. in the purchase of a former 90,000 SF creamery and manufacturing facility located in the Cheverly Maryland Metro District. Following substantial renovation of the new facility and occupancy by Gold Crust, Landmark successfully marketed the company’s former 11,500 SF facility in Alexandria, VA to a coffee roaster and retailer located in DC since the early 1900’s. The Washington Business Journal awarded Landmark “Best Flex Building Sale for 2010” for its work..
Vienna Metro West
Vienna, VA

Represented 15.88 acres of R-1 zoned land contiguous to the Vienna Metro station. assisted the owner in creating an RFP process for solicitation of competing development proposals. As a result, the selling price based upon approved mixed use density with a price floor and no cap, ultimately resulted in a sales price at about twice the initial expectation.
This case established a new precedent for the county in determining the value of additional residential and mixed use density around Metro Stations on the Orange Line in Fairfax County.

B&F Ceramics Design Showroom & Warehouse

Landmark Commercial provided site acquisition, project management and leasing services to client, B&F Ceramics Tilt concrete construction for distribution headquarters, totaling 92,000 square feet. Landmark was also retained to acquire a contiguous 4.6 acre parcel for expansion 8 years following delivery of the HQ facility.

Approved for 162,500 SF of office development with accessory outdoor storage. Employs green building initiatives including tree conservation, rainwater re-circulation for irrigation, and selective re-use of building materials.

Participated in the acquisition of 10 Acres of commercially zoned land in the Town of Leesburg, configured for approximately 130,000 SF of Class A office space. Approved site plans in the Town of Leesburg subsequently revised for sale and development of a 104,000 SF Lowe’s Home Improvement Store in response to office market conditions.
