Development
Landmark provides its development clients with project management and development expertise for purposes of evaluating, acquiring, and ultimately completing the commercial/industrial development process. We deliver market feasibility studies, demographic statistics, project cost parameters, market absorption and valuation studies, and the necessary facts from which a client may select one location or site for development over another, or one type of intended building product over another. These services frequently appeal to family ownership and equity interests lacking the required management structure or expertise to take a project from concept to completion. Our services are also provided to non-profits, trusts and fiduciaries, trade associations, and entrepreneurs seeking project specific support. Landmark possesses both the required depth of personnel and development experience to deliver the commercial or industrial building project successfully.
Entitlement
We offer our clients the added project management support required by rezoning, special use permits, special exceptions, or proffered condition amendments when required to re-position real estate assets for marketing, or to update obsolete or expired entitlements. Landmark is experienced in land use application processing, civic presentations, public hearing presentations, and governmental plan proceedings in numerous jurisdictions throughout the Washington DC and Mid-Atlantic areas.
Consulting
An important component of Landmark’s client services involves the evaluation of commercial office, light industrial, and retail properties in need of renovation or renewal. On an as needed basis, we offer clients a full operational and financial audit of their aging real estate asset, and make recommendations on how to return economic life to the property and rejuvenate the income stream of the asset. In delivering these recommendations, we rely upon a full complement of outside consulting professionals, architects, engineers, and construction professionals to advise and direct the owner in exploring and understanding their renovation options. The restoration decision must be made with reliable, cost effective input on before and after property improvement scenarios, combined with pro-forma income and expense projections. Landmark and its consulting professionals provide these projections with a recommended plan of action and a proposed construction schedule.
